The Hidden Checklist: What to Look for When Buying a Pool Home

Buying a home with a pool is exciting, but don’t let the sparkling blue water distract you from the mechanics. At Urban Group, we want to make sure your “oasis” doesn’t turn into a “money pit.”

The Urban Group Inspection List:

  • The Equipment’s Age: Ask for the age of the heater and the pump. If they are 10+ years old, factor a replacement into your budget.
  • Liner Integrity: Look for wrinkles, fading, or “patches.” A new liner can cost anywhere from $4,000 to $8,000+.
  • Safety Compliance: Ensure the fencing and gates meet current local bylaws. Non-compliance can be a massive liability.
  • Concrete & Coping: Check for significant cracks or “heaving” in the concrete deck surrounding the pool. This could indicate drainage or soil issues.

Pro Tip: Always hire a dedicated pool inspector. A standard home inspector is great for the house, but they aren’t leak-detection experts.
