Burlington Market Update: July 2026

Burlington continues to draw buyers with its mix of waterfront charm and easy commuting access, and the completed numbers for July 2026 give us the clearest read yet on where the market actually stands. Here is a full breakdown of what happened in Burlington last month, from Ryan and Vicky Urban and the Urban Group Realty team.

Burlington Home Prices in July 2026
Residential homes in Burlington sold for an average of $1,109,485 in July 2026, up 1.8% from July 2025. The median sale price came in higher, at $996,000, up 6.5% year over year, suggesting steady demand in the middle of the market even as the average moved only slightly.

Burlington Sales Activity and Inventory
There were 17 residential sales in Burlington in July 2026, down 19.1% from the 21 sales recorded in July 2025. New listings were also lighter, at 32 compared to 41 a year earlier, a drop of 21.9%. Ending inventory fell 25.5% to 79 residential listings. Homes moved quickly once listed, with the average time on market down 34.0% to 33 days, and the median down 32.5% to 27 days.
What This Means for Buyers and Sellers
Fewer new listings and faster sale times point to a market that favours well-priced, move-in ready homes. Buyers have less to choose from than last year, so homes that show well and are priced to the current market are attracting quick attention. Sellers benefit from that pace, but pricing still needs to reflect real, closed sales rather than last year’s numbers.
